What buyers should know
- SDLT on commercial is different from residential — separate bands, no surcharge but VAT can apply on the purchase price.
- Mortgages are commercial / SIPP-based — most residential lenders won't play.
- EPC minimum for letting commercial space is currently E; rising to B by 2030 under MEES.
- Use Class Order changes since 2020 collapse many old A/B classes into "Class E" — check what use you can put a unit to.
